When most think about investing or diversifying their money, they don't think about commercial real estate. The common misconception is that the barriers to entry are high or only the 1% can afford it. When the truth is it's not only very attainable but it actually has many unique benefits, such as:

This concept comes into play heavily in multifamily investing. Since you aren't just buying one new door, but 5 when rehabbing a property. You aren't just paving one new parking spot, but an entire parking lot. So when purchasing in bulk, you get a "discounted" price.

Above average returns for your investment

Rental income is one of the highest yielding revenue streams. It can produce higher rates than stocks, CDs, saving accounts and even your 401(k)s! It's an investment that has compound interest working in its favor. And as inflation increases, so does the rent resulting in even higher returns.

It's a widely known fact that real estate investing one of the least riskiest and the best type of passive income. It is a safer place to invest since, as you well know, there will always be a need for housing and rentals, regardless of whether the economy is up or down.

When investing, most think about the stock market, 401(k)s, CDs, or savings. If real estate is mentioned, it's usually single family housing. And while these produce earnings, they are between 0.5% to 4% returns. Because multi-family leverages both the high returns of real estate and economies of scale, the returns with us can be as minimal as 6% with no limit on the potential. We are conservative investors but we still look for an above average return compared to just about any other form of investment.
